I have been associated with Keith Collins Company ...

I have been associated with Keith Collins Company in both a developer role and as President of our local HOA now for almost 20 years. Many homeowners do not understand their responsibilities as relates to HOA covenants and the limitations and role of the management company that is accountable to the HOA Board. Unfortunately it falls to the management company to educate and enforce those responsibilities. Given the many different personalities involved, there is generally the potential for conflict. Therefore it can be a thankless job. I have found them to be fair minded and practical in their approach and tough when needed to enforce covenants. Most of this time I have worked with Joyce and Keith and have not had an issue resolving the issues or problems at hand. It is good to have a management company handle those tough issues so neighbors do not have to confront each other and to maintain the appearance of the neighborhood. As such, I can highly recommend Keith Collins Company.

Our HOA has an excellent working relationship with our reps, Maegan Rausch and Mawusi McKelroy. They are friendly and quick to respond to our requests to solve issues and help our HOA function more smoothly. Financial reporting is accurate and timely and they do a good job running our annual meeting. Thank you, Maegan and Mawusi!

Dexter Way has been managed by Joyce since 2012 and is assisted by Libby. They are a valuable asset with many years of experience which is useful for us as issues occur. They provide contractors needed and have an outstanding bank reporting system. Available for emergency as well as routine needs.

regarding the management of properties managed by Keith Collins Company! The Neighborhood I live in has been managed by them for over 15 years, has over 450 homes and Our DM Tammy Joiner has been very helpful keeping our neighborhood in good order. You can never have all residents 100 percent cooperate but with a experienced management company like Keith Collins and with the hard work that is required that I have seen Tammy Joiner do you can have the best community possible. I have seen her for years tackle problems and keep our neighborhood looking updated and keeping it from being outdated. They are the best in the business!!!

I absolutely LOVE working with Keith S. Collins Company, LLC! Tracy Dewitt and Sheelagh Burton are always SO QUICK to answer a request I have and provide me information, in the most efficient and timely fashion. The company manages so many HOAs and they do a fantastic job. I am so grateful to have the opportunity to work with them. I wish all HOAs could be managed by them because of the ease, promptness, and quality of the work they do. Thank you for all you do!

**EDIT** 11/5/2020 I had a sticky situation for one of our clients. Theresa and Rhonda ARE AMAZING!!!! Theresa was out of town and Rhonda immediately called me back to let me know and also gave me information to help me. Theresa took care of my request so quick upon her return. THIS is why I love working with Keith Collins Company, LLC!

They are racist and harassing all the time. We were accused of a shed conveyance that was not ours nor on our property. The lights are out on entrance signage which have been out over 8months to date.

They took over a relative mess at our complex, and got everything turned around for us. Very happy that they came aboard. Their fee has been modest and fair, staff has been prudent and responsive, their recommendations have gotten our HOA finances in a good spot, while being able to make improvements to the property, really couldn't ask for much more. We've been very satisfied with their management team.

Since this scummy company took over our HOA are yearly fees have almost doubles and not one thing has been done. So disappointed that our board member hired these people. My mother died and I never received a bill or notice saying my dues were late(which is wild seeing as the charge a ton to send a piece of paper) we end up buying the house and since they took over the whole neighborhood is going downhill. Great people selling their homes it s really sad!! If your thinking about using them I beg you to go a different direction they are con artists and scammers!!

The management of our Home Owners Association was ...

The management of our Home Owners Association was transferred from the developer to the home owners at the beginning of 2019. In preparation for that transfer our initial "appointed" board of directors contracted with Keith Collins Company, LLC to help us take over all of the responsibilities that go along with an HOA. With their experience and assistance the transition went very well. They guided us through the process of holding an annual meeting, solicitation of proxies, and voting for new directors for the Board. Their ongoing assistance with dues/fees billing, accounting, banking, tax return filing, contracting for common area maintenance, and property inspections has been extremely helpful. Joyce and Libby have been great to work with and have been very responsive to any questions or needs we may have. I would recommend Keith Collins Company to any HOA seeking help with their management responsibilities.

Keith Collins Company has been managing our condominium community since June 2012. We are very happy with the way they take care of us. They are always easily accessible for all our needs. We had a really bad management company before KCC, so I know the difference between good and bad management. I would recommend KCC to anyone looking for a new management company. I rate them 5 stars.

This is especially true of our property manager Tammy Joyner and her assistant Christina Cole. This "property management" company is nothing more...

This "property management" company is nothing more than a glorified appartment complex. Maintenance on the alley ways are dismal, they dont enforce people parking, blasting music in the alley ways at all hours of the night, we have more renters living in this area than owners. Nothing more then extortion. Cant wait to move out.

Keith Collins Company has been managing our HOA for the past three years and we have been very pleased with them. Joyce and Libby have been nothing but professional and helpful. Every time I have contacted them with a request they respond in a timely manner with a solution. They are very easy to work with and make us feel valued, even though we are a small HOA.

This company is crooked. They have conspired with ...

This company is crooked. They have conspired with two attorneys, Mark Cantora, and Wayne Mink to extort money from a disabled senior. I owed this company for HOA dues dues to a serious illness that left me medically and financially disabled. My bill was turned over to Mr. Mink who stole over 1500.00 and never posted it on any accounts at Keith Collins. After firing him, they then hired Mr. Mink of Dinkelspiel Rasmussen & Mink to sue me for the same money. They added attorney fees again, late charges, and various other court costs to total 2900.00. Then I was told by Mr. Carrier, a paralegal, who misrepresented himself as an attorney, that I owed them attorney fees also. They also started foreclosure proceedings on my home but stopped it after I showed them some receipts of the payments. Now Mr. Mink's office is claiming I owe them 3900.00 and Keith Collins is showing 2900.00. Due to my inability to fight what appears to be some type of scam, I am continuously threatened. I have tried to settle this bill for what I owe but to no avail. Mr. Mink's office has told my own neighborhood association board members not to speak with me (only 1 member on board) and Ms. Emily Dale with Keith Collins refuses to take my calls or my money. Please, please do not do business with this company. Find another HOA management company that will not extort money from your neigborhood.

Our HOA has been using Keith Collins Management for about 5 years. Tammy Joyner is our manager with years of experience and knowledge that has helped our HOA become more educated in all aspects of a non profit business. Keith Collins offers the Caliber system which allows for electronic history of records, invoices, etc. that can be so easily lost in the transition of boards from year to year. It is a treasure for all homeowners to see CCRs, Rules & Regulations, Board Minutes, Financial documents. Our board has found this office and their employees to be helpful and professional in all aspects of our HOA.

This is the worst management company ever. Our neighborhood looks like the depths of hell. No ones yards are maintained. Roofs are falling off. Paint is nonexistent on most home and the ones that have paint, it is an atrocious color. The roads are nothing but a big pothole, not to mention people fly down them at 60mph. They do NOTHING to keep properties maintained and values up. We can t get out fast enough if we will even be able to get out at all.

I can 100% say that Keith Collins staff do a great job representing HOA communities. I was the President of an HOA for several years and they were just the BEST! The low reviews I have read on hear are from homeowners that don t like HOA s in general or their fees. This has nothing to do with the one on one relationship that an HOA board will have with this company. They are easy to talk to, fair, understanding, and will really help to guide HOA s with decision making if asked. I highly recommend this company!!!

Its very difficult to get someone to call back. I haven't recieved a call back from 2 years ago. It seems they dont like dealing with the homeowners of color my neighbors never have any issues. They send letters about the weeds in the yard and garbage cans but not a letter about fees. There are more renters in the neighborhood then owners part of which is because of this company. There are no upgrades to neighborhood. It seems the HOA and this company are attempting to get rid of all of the homeowners of color. Its very hard to get a returned call or any communication. I recieved a letter from a attorney stating dues were due but never received the first letter or past due notice or phone call. The company is seeking to exploit more money from owners.

I am an HOA President. I speak with Tammy Joyner daily. She has never failed to call me back; offer advice on situations; contact me with the right people; or just listen to me rant. I think people don t always understand that a Management Company can only do as much or little as the HOA Board permits. They are advisors to the board and serve as the financial arm of the HOA. Tammy has never let me down! She s always been there for me and anyone on our board or in our community.

As president of our HOA for many years, our assigned relationship rep is always available to aid in any decision and offered direction in choosing the best vendors for us. KKC has sure made the board's job easier.

I joined a HOA managed by this company in July of ...

I joined a HOA managed by this company in July of 2018. They sent me a letter notifying me the HOA fee was $253. That month, I paid two payments for a total of $506 to be a month ahead. I continued to pay a month ahead through the end of 2018. In December 2018, I received a notice saying they were going up to $265. I made an adjustment, and began paying more on my January bill. I did however make an honest mistake and pay $263 instead of $265 for that specific bill, because I remembered them going up, just remembered it as $10 instead of $12. Three days ago, I get a letter saying I'm default on my bill because it's been $265 this entire time, and although I was attempting to be a month ahead, I was $12 short with each payment.

I called about this, because I have my original letter stating the fees were $253. I received a letter in November about a new website and a new way to pay, but no notice about fees going up until December, and that was for 2019. When I called, they suggested I email a lady named Emily. When I emailed, they suggested I call a different lady in accounts receivable. When I called her, she suggested I call Emily again. After getting Emily back on the phone, I was told they mailed out notices in June that the fees were going up, and it wasn't their fault if I didn't get it. It apparently also wasn't their fault that the original letter I got, which came after they allegedly sent out this notice, shows that the fees were $253.

They treated me with disdain and a complete lack of empathy. It seems outrageous that I would willingly short each bill by $12 while paying my bills a month in advance, but the fine people at Keith Collins Company didn't care at all.

Keith Collins Company has been our management company for several years. Although I have worked with several HOA managers, the services provided have been wonderful. Some homeowners may blame the management company for violation letters or past due notices, but, the problem does not fall on the management company, it falls on the homeowner for not following the guidelines set forth in the CCRs.

Primarily handling our accounting functions, Theresa and Ronda have also been amazing resources for state and local compliance, general guidance for operating the HOA, prompt payment to contractors, association communications and searching for new contractors when necessary. Their Caliber Portal is an added value we ve incorporated for document retention, ARC management and association payment.

Keith Collins properties are always some of the best maintained properties in Memphis. You never get a response,via email or phone calls. Management is worse than ever. No communication. So many complaints from all the hoa communties that kcc manages. No updates on neighborhood happenings or new homeowners or renters. Have to request info several times.

I have known Joyce and Libby for 3 years. They both are amazing to work with. I've never had to work with a management company before and these two ladies made me feel welcomed the first time I meet them. In working with the HOA they are very helpful in making sure the homeowners follow all the bylaws. When I call they are always very helpful in answering any questions I have or concerns I may have. Keith Collins is a very professional management company that I would, with no doubt, refer this company to others. One of the best.

I have been familiar with Keith S. Collins, LLC for many years in a professional and personal capacity. I have worked with the company for quite some time in a lot of matters. I have dealt with many property management companies as well. So, I speak from a position of (relative) authority, unlike some of the other reviewers who are mad because they didn t pay their assessments and got sent to collections. I have found KSCLLC to be staffed by knowledgeable, compassionate, professionals who try to work through the both simple and complex issues that arise in property management as well as anyone I know. I would not hesitate to hire this company.

This is by far the worst property management company. The only thing they care about is collecting HOA fees. They have picks and chooses who they harass about petty issues. My glad to have sold my home and get away from their schemes.

i am an HOA president and Keith Collins has been our management company for 12 years. Joyce Spiecha, our Manager has been our manager for all 12 years. During the period of time 2008 through 2010, the housing downturn, Joyce was a great resource and helped guide us through a period of time when only 40 percent of our home owners were paying HOA dues. When I was elected president of our HOA I had never before served on a HOA board and Joyce was a steady shoulder to lean on and helped educate me on the normal practices and function of a HOA board. I have always thought the management fee that Keith Collins
charges our HOA to be reasonable and a great value.

We purchased our house in 2008 and we are very happy with Keith Collins and the management of our Home Owners Association. Mrs. Katrina Cousar has been very service oriented providing the necessary support with the Home Owners Association. She is timely in providing updates on repairs and utility and road maintenance. She has exercised good stewardship of funds and services. Mrs. Cousar has also provided good onsite supervision of the lawn and grass management and providing pine straw. Again, we are extremely satisfied with Keith Collins and Mrs. Cousar in management of the home Owners Association at Wellsgate.

When our HOA was formed, we knew we needed professional help. We are glad we chose the Keith Collins Company. Keith Collins handles all our administrative duties in a timely and efficient manner. Our association manager, Theresa, responds quickly to our requests. She offers her considerable experience to advise our board in decision making and problem solving. Just as others have reviewed...please try not to purchase a property managed by this company. Our condo has had a water leak since we purchased it in December 2017!! They keep sending companies to bid on repairs but has yet to actually hire a company to repair the leaks. All of our neighbors have moved since we purchased in 2017, people are fed up with their poor service.

I have been working with Joyce Spiecha at Keith Collins for the last 18 months since I took on the responsibilities of President for our HOA. At that time, being fairly new to the neighborhood, I had little familiarity with the role of the Board, the HOA or issues that I would inherit. The Board was working through a difficult situation involving one resident in particular and Joyce remained an active adviser and helped guide us through what we could and could not do without having to incur costly legal fees. She and her assistant, Libby Fowler, have continued to engage with the Board on issues large and small and they work collaboratively to resolve matters promptly as and when they occur.

They have been our community's professional management company for over seven years and we are pleased to work with them. In our case, we believe that Keith Collins does a great job and is well worth the cost.

They help us find the best vendors and best prices to perform work on our property. They help make financial suggestions when needed. They take care of our governmental reporting and paying all of our bills timely. I highly recommend this company.
