Lived here for 2 years - after talking to numerous neighbors I realized I was paying more monthly in rent than those who had upgraded units (for a unit that was not upgraded). Upon move in was filthy conditions (highly recommend recording- record all interactions w office- AZ is 1 party consent and it is legal for you to record any conversation in the state without informing the other party).

During the 2 years of living here- I never had the screen on my sliding door despite it being repaired 2x (I was never able to leave my sliding door open - at all- because my screen was never on the track, after 2x of them coming to fix it -I gave up). I unfortunately have video of Maitnence illegally entering into my apartment (while I was getting dressed) with NO proper notice whatsoever- entering without notice - other neighbors have complained of the same occurance of entering without any notice. Water damage in unit while being there, was promised proper remediation of water damage flooring - it never happened , was never properly remediate therefore water sat still and mold eventually formed - this is a very common theme with multiple neighbors- refusal of sitting water remediation (cdc guidelines)- even at move out walk through after reminding them they shrugged it off stating we will leave it as is . Please Keep peeking the tube for a inspiration at FLW dedicated channel. Notice the condition of move in and out conditions on the tube- you will still be charged cleaning fee for leaving your unit in documented cleaner condition than what it was when you moved in. Talk to your neighbors, get to know them. They are much more trustworthy. Carpet is never replaced yet you re charged for new or replaced carpet (nonexistent). None (0) of the (7-8) side gates (street access) lock whatsoever- meaning gates are unlocked 24/7 for anyone to freely walk inside from the street. Electric gates left open over night for weeks at a time, see photo. There is certainly 0 sense of security due to the obvious lack thereof- walk around and see for yourself with all the gates that don t lock. Pool/spa/gym are closed yearly for 2 months in late summer/ early fall. Trash bin overflow is a weekly regular occurance- only one trash bin for entire complex otherwise you re forced to keep stinky trash in your garage (gross) and they will threaten you otherwise if not abided by due to refusal to have another community trash bin for the complex. The only thing decent about living here was the great neighbors / friends made and met. Other than that, you will find a house with a yard you can rent for the cost of a one bedroom here. When it is time to renew your lease they will offer you % off your overall new + raised Year/renewal quote to get you to stay... once all is said and done- very glad and grateful to have gotten out sooner than later unlike others. Don t make the same regret w your $ and place you call home. if you do unfortunately move here- stay away from units next to noisy electric gates (noted from others) as well as units near the dog park where the fecal and urine scents literally penetrates into your unit (mine was in close proximity to dog park).
